THE MANUAL WAY

Many construction teams still recreate every lien waiver by hand

QuickBooks already holds the payment details. Yet many construction teams still retype vendor names, amounts, dates, and check numbers into Word, email PDFs back and forth, and search through folders at closeout. EazyWaiver turns the bill payment into a connected waiver record—generated from your approved template, tracked through signature, and filed back to QuickBooks.

What this replaces
  • Re-entering bill-payment details into waiver forms
  • Chasing signed waivers across inboxes and shared folders
  • Repeated follow-up emails just to check signature status
  • Scrambling for signed records at closeout

From QuickBooks bill payment to completed waiver in four steps

Connect once. EazyWaiver reads your QuickBooks bill-payment data, fills your template, sends the waiver for signature, and uploads the completed PDF back to QuickBooks.

1
Connect QuickBooks
Authorize EazyWaiver once through Intuit OAuth. No CSV exports, no duplicate data entry.
2
Pull payment details
Vendor, project, check number, amount, and date are read directly from your QuickBooks bill payments.
3
Generate the waiver
Choose Progress or Final and EazyWaiver fills your company-approved template with the payment data.
4
Send for signature (Pro), then file it
Send a secure signing link, collect the vendor's signature, and upload the completed PDF back to QuickBooks.

Vendors review and sign from a secure link

Each waiver gets a secure signing link. The vendor opens it on any device, reviews the generated waiver, and signs electronically or uploads a signed copy — no account or software required on their end. E-signature and the vendor signing portal are included with the Pro plan.

  • Mobile-friendly signing portal — vendors need no login
  • Built-in electronic signature, or upload of a signed copy
  • Signature events recorded in an audit log

  • Status tracking across sent, signed, and uploaded waivers

  • Searchable record of every waiver, tied to its QuickBooks payment

Two teams, one workflow

If you touch QuickBooks bill payments and lien waivers, EazyWaiver was built for you.

Contractors & construction teams
Keep waivers moving with every payment
Generate waivers as payments go out, send signing links to subs, and know what's signed and what still needs follow-up before release or closeout.
Lien waiver software for contractors
Bookkeepers & accounting firms
Turn AP data into finished waivers
You already manage the bill payments in QuickBooks. EazyWaiver turns that same data into finished waivers without retyping names, amounts, or check numbers — and keeps records tied to the right transaction.

Built inside a construction company, not a software lab

Troy Sydow, the founder of EazyWaiver, owns and operates Weston Companies, a construction business. For years, every bill payment meant the same routine: retype the vendor, the amount, and the check number into a Word template, email it out, and hope the signed copy came back and got filed somewhere findable.

EazyWaiver started as the tool that ended that routine inside his own company — pulling the payment data straight from QuickBooks, filling the company's own waiver template, and keeping every signed copy attached to the payment it belongs to.

A focused tool, not another platform to adopt

Broad construction-payment platforms ask you to move your whole payment process into their system. EazyWaiver does one job — lien waivers from QuickBooks bill payments — and leaves the rest of your workflow alone.

Built around QuickBooks Online
EazyWaiver works from the bill payments you already record in QuickBooks — no parallel payment system, no migration.
Your templates, your language
Waivers are generated from your company-approved templates. EazyWaiver fills in the data — it never writes or changes your waiver language.
First template configured for you
Send us your waiver template and we set it up. Most first templates are configured within 1–2 business days after we receive a usable DOCX file.
Transparent, standalone pricing
Flat monthly plans with no per-waiver fees — priced as a tool you add, not a platform you commit your payments to.

Pricing is per company workspace. Each workspace includes its own QuickBooks connection, templates, vendors, waivers, and team access based on plan limits.
Working with multiple contractor clients? Each contractor keeps ownership of their own workspace, billing, QuickBooks connection, and waiver templates. Accounting firms, bookkeepers, and advisors can join the Partner program to refer clients and receive rollout support.

Questions before you sign up

Answers to the questions we hear most from teams making the switch.

Is QuickBooks Online required?
Yes — EazyWaiver is built specifically for QuickBooks Online. It connects via Intuit's official OAuth 2.0, reads your bill payments directly, and uploads completed waivers back as attachments. If you use QuickBooks Online for your AP, EazyWaiver plugs in without any data export or retyping.
Do I need my own waiver templates?
Yes — you'll need to upload your own DOCX waiver templates (Progress and Final). EazyWaiver merges your QuickBooks data directly into them. Your templates should be reviewed by your legal counsel to ensure they meet your state's lien waiver requirements.
Who is responsible for the waiver language?
Customers are responsible for providing their own company-approved waiver template. EazyWaiver configures the template for automation but does not provide legal advice or determine whether a waiver form is legally sufficient for a specific project or state.
How long does template setup take?
First-template configuration is included with every plan. Most first templates are configured within 1–2 business days after we receive a usable DOCX file.
Can I switch plans anytime?
Yes. You can upgrade or downgrade your plan at any time from your billing settings. Upgrades take effect immediately. Downgrades apply at the end of your current billing period. There are no lock-in contracts on monthly billing.
Is EazyWaiver a fit for bookkeepers?
Yes. If you manage AP in QuickBooks for a construction client, EazyWaiver eliminates the manual step of pulling check numbers and vendor names into a waiver document — the waiver is generated directly from the bill payment you already recorded.
Do bookkeepers and accountants need their own subscription?
Usually, no. Each contractor or client company maintains its own EazyWaiver workspace and can invite outside bookkeepers or accountants to collaborate.
Who owns the workspace and records?
The client company owns its EazyWaiver workspace, QuickBooks connection, templates, and waiver records.
What happens if a client stops working with their bookkeeper?
A workspace admin at the client company can remove access at any time. The workspace and records stay with the client company.
Can one bookkeeper work with multiple clients?
Yes. A bookkeeper can be invited into multiple client workspaces, similar to how many accounting professionals already work across multiple QuickBooks accounts.
What if I need more than 3 users?
If your team is larger than the Pro plan's seats, contact us directly and we'll work out a custom arrangement. Custom pricing is available for larger contractor teams and for accounting firms or advisors introducing EazyWaiver to multiple contractor clients.
